Preparing your Arizona home for a sale
So, you’ve made the decision to sell your home. You want to make as much money as you can on the sale. You are excited. But then a dark cloud forms over your head as you start to notice things… a crack in the wall, a stain on the rug, a leaky faucet, grease stains in the driveway. It seems like it will be a lot of work to make your house presentable. Let’s take a look at some tips for preparing your home for the sale.
Let’s begin outside of the house. Stand at your sidewalk and take a good look at the exterior of your home. If you see weeds in the yard, clean them up. Trim your bushes. Clean the windows so they look shiny and new. Power wash the exterior. Paint your front door. It is a good idea to drive around the neighborhood and see what the neighbors are doing to make their home beautiful and eye catching.
When you walk through your front door into your house what do you see? This will be an important first impression as a potential buyer views the home. Sometimes just one step into the house is all it takes for the buyer to make their decision. Make it bright, clean, and uncluttered. Try to incorporate a “wow” factor.
Kitchen and Bathrooms
The kitchen and bathrooms are big selling points. Make them clean and as spacious as possible. Clear off the counters to maximize the presentation of counter space. Scrub well so the appliances, tub, sinks, and toilets sparkle. You want to make them look brand new.
You should always leave the beds neatly made, organize the clothes in your closets, put away kid toys, and keep the rooms tidy. Try to make the rooms look spacious and free of clutter.
You don’t have to spend a fortune in repairs. Tighten door handles, patch and paint cracks, steam clean the rugs, clean baseboards and blinds, put extra possessions in storage to free up space, replace leaky faucets, scrub the floors, paint the walls if needed, clean the dust off your ceiling fans.
Do a walk through of your whole house and yard. Make a list of anything that throws up a red flag and put it on your to-do list. Try to remove all unnecessary items to free up space. Try to get in the mindset of this being a “house” and not your “home” anymore. I suggest taking down family pictures or anything that would cause a buyer to see your family in the house instead of their own family. And lastly, try getting a second opinion. Have a friend walk through the home with you and point out anything you may have missed.
